Presented by WNBC and LX.TV, OpenHouse New York is an original weekly television series about New York’s residential real estate market. Hosted by LX.TV's Sara Gore and George Oliphant, OpenHouse New York features weekly access to distinctive and noteworthy properties in the New York tri-state area. The show presents an intimate view of New Yorkers as they search for, purchase, and improve their dream homes.

From cooking your daily fare to the location of a late night snack, the kitchen is the proverbial nucleus of your home or apartment. So in this week’s "Floorplan" segment, Open House New York host George Oliphant visits with Mairav Gargano and Leo Mitilineos of New York Kitchen and Bath to get the essential tips for renovating your kitchen and turning it into the stylistic and functional hub of your own personal floorplan.

Mairav encourages customers to consider their intended use for the kitchen and then provides options for design plans with budgets ranging from $20,000 to when money is no object.

Mairav illustrates the three primary styles: contemporary, traditional and transitional.

The specific design elements for each style are:

Contemporary

  • Lacquer cabinets
  • Stainless steel and glass
  • “Modern look”

Traditional

  • Framed cabinets
  • Crown molding
  • Traditional fixtures

Transitional

  • Stone countertops
  • Stainless steel fixtures
  • Electric cooktop

After consulting with Mairav for design, George talks with NYKB’s COO, Leo Mitilineos, to find out the biggest issues to avoid when planning your renovation. Leo warns of plumbing, gas line, electrical, and co-op board issues.

If you’re in the market to upgrade your kitchen or if you need a little inspiration to do so, click the video to watch these truly expert and innovative tips from NYKB and you’ll think that your kitchen has been transformed into the back room of Bouley in no time.

You do NOT want to use this company. It is quite apparent that they are not reliable considering the video down due to previous customers' complaints.

Check Department of Consumer Affairs (DCA) and speaking with innocent others that have been scammed by NYKB. I refer you to the DCA (or dial 311) for a helpful informational booklet and to review others complaints that have been filed as well as visit the civil court website that you can research past lawsuits against Perry and New York Kitchen & Bath. Do your homework before hiring.

Only trust yourself. Understand that a showroom is a show not the real thing.

If you live in an apartment building, see the contractor's work in your building. If numerous people used that contractor and are pleased with the work, be assured he knows the nuances of the building's structure. Be aware you do not want your wallet to be emptied and you want professional work. Do the work before you sign on the dotted line. Check and recheck as well as go with your gut instinct.. If you have a house.. see your friends' renovations
